These figures highlight an interesting combination: higher median sale prices, more homes for buyers to consider, and relatively similar sales activity compared with last year.

Montgomery County Home Prices Increased 8.1%

The median home sale price in Montgomery County reached $468,000 in September 2026, compared with $433,000 in September 2025.

That's a $35,000 difference, representing an approximately 8.1% year-over-year increase.

For homeowners considering selling, this offers useful information about the direction of countywide home sale prices.

However, not every home's value changes at the same rate.

Location, property condition, recent comparable sales, and competition all play an important role in determining how a home is positioned in the market.

What does this mean for sellers?

Rather than relying solely on countywide price trends, it's important to look at recent sales and competing properties in your specific neighborhood.

Housing Inventory Increased 10.5% in Montgomery County

One of the biggest changes in September was the increase in available homes.

There were 1,391 homes on the market in September 2026, compared with 1,259 during September 2025.

That's approximately 10.5% more homes for buyers to choose from.

For homebuyers, this means additional opportunities to compare properties, neighborhoods, features, and asking prices.

For sellers, it means understanding your competition is especially important.

Think about it from the buyer's perspective.

When buyers have several comparable homes available, they're likely to evaluate which property offers the best combination of location, condition, features, and price.

The goal is to give buyers a compelling reason to choose your home over competing listings.

That starts with thoughtful pricing, proper preparation, and an effective marketing strategy.

How Quickly Are Homes Selling in Montgomery County?

A total of 739 homes sold in Montgomery County during September 2026, compared with 750 during September 2025.

Sales activity was relatively close to where it stood a year earlier.

The median time on market for sold homes was 10 days, compared with nine days last September.

While some homes attract offers quickly, others may remain available longer depending on pricing, condition, location, and buyer demand.

For sellers, this reinforces the importance of understanding current competition.

For buyers, being prepared still matters, particularly when evaluating properties that are priced competitively.

Are Montgomery County Homes Selling Close to Asking Price?

The reported sale-to-list price ratio in September 2026 was 99%.

This indicates that sale prices were generally close to asking prices across the reported transactions.

However, that doesn't mean every home sells for exactly 99% of its asking price.

Individual results depend on the property's condition, asking price, buyer interest, competing homes, and offers received.

A thoughtful pricing strategy can help position your property effectively in today's market.

How Mortgage Rates Affect Homebuyers

Mortgage rates continue to influence home affordability in Montgomery County.

Even changes of less than one percentage point can affect a buyer's monthly mortgage payment.

That's why I encourage buyers to work closely with their lender and understand the complete cost of homeownership.

Beyond the mortgage principal and interest, buyers should consider property taxes, homeowners insurance, mortgage insurance when applicable, and any association fees.

The most important factor is understanding what monthly payment fits comfortably within your budget.

What Does the September 2026 Market Mean for Home Sellers?

If you're considering selling your home in Montgomery County, the increase in available inventory is an important trend to watch.

Buyers have more properties to compare than they did a year ago.

Here are three things worth considering before listing your home.

1. Understand Your Competition

Review recently sold homes and current listings in your neighborhood.

Knowing how your property compares can help you establish a realistic marketing and pricing strategy.

2. Prepare Your Home for the Market

A clean, well-maintained, and thoughtfully presented property can help potential buyers appreciate its features.

Not every home needs major renovations before selling.

3. Develop a Pricing Strategy

Pricing your home appropriately requires reviewing comparable sales, property condition, and current market competition.

Selling successfully involves more than listing a property. It's about understanding how that property fits into the local market.

What Does the September 2026 Market Mean for Homebuyers?

For buyers, the increase in available homes is an encouraging development.

Additional inventory provides more opportunities to compare properties and evaluate which homes align with your needs and budget.

Depending on local conditions, there may also be opportunities to discuss pricing or contract terms, particularly on properties that have remained available longer.

However, every home and neighborhood is different.

Some listings may attract significant buyer interest, while others may offer more flexibility.

The key is to evaluate each property individually and make decisions based on your financial situation, priorities, and local market data.

Real Estate Is Hyperlocal: Lansdale, Blue Bell, Harleysville, and North Wales

Countywide real estate statistics provide useful context, but they don't tell the entire story.

Housing market conditions can vary from one Montgomery County community to another.

Lansdale, PA

Recent comparable sales, neighborhood inventory, and property characteristics can help buyers and sellers understand local pricing.

Blue Bell, PA

Property size, location, condition, and competition can influence how individual homes are priced and marketed.

Harleysville, PA

Reviewing current listings and recent sales can provide valuable insight into local housing activity.

North Wales, PA

Available inventory, recent transactions, and comparable properties can help inform buying and selling decisions.

Real estate is hyperlocal, and understanding your specific neighborhood matters.

Whether you're purchasing a home or preparing to sell, reviewing local data can provide a clearer picture than countywide averages alone.

Thinking About Buying or Selling in 2027?

Are you considering making a move in 2027?

Starting your planning now can help make the process more manageable.

If you're thinking about selling, you can begin by understanding your home's current market position, identifying potential preparation needs, and discussing your timeline.

If you're planning to buy, now may be a good time to review your budget, speak with a lender, and explore neighborhoods that match your priorities.

You don't need to have everything figured out today.

Developing a game plan early can help you better understand your options and prepare for the decisions ahead.
